The Porch (July 06)
We decided from the beginning that the porch was going to add character to the house and be maintenance free as possible. Decided on hardwood floors and PVC railings and posts. We also had the electrician add ceiling fan boxes for outdoor fans.
The plan was to finish the porch soon after moving in. It had to wait because the move was so time consuming and then the weather turned cold early on. Hated the idea of letting the mahogany floor go through the winter untreated but had no choice.
After a year the stained flooring has suffered some weathering and water stains. We are going to look into possibly refinishing it again but using a marine finish that will be much longer lasting. (4/07)

Exposed pressure treated wood was also sanded and stained mahongy red. Now that the floor was looking nice, it was time to add the lattice that Sean bought Robyn for Mother's day as per her request. |

The lattice took a couple of days to install as the framing and staining was time consuming. Because the porch overhangs the retaining wall by the garage, the lattice was installed about 18 inches under the porch. Piers and hardware were painted green making them almost invisible. No weeds grew under the porch but a layer of gravel was added to make it's appearance more uniform. |

The work on the porch took about a week and cost about $250. The lattice being made of plastic should only require a wash occasionally. It's not in direct sunlight so it should last a very long time. |
